Multi-unit developments require careful planning and a strong understanding of how to bring many moving parts together into one successful proposal. It's not just about fitting units on a lot, but about understanding complex zoning regulations, Official Community Plan policies, development permit guidelines, parking, site constraints, and the specific expectations of each local authority having jurisdiction.

A strong proposal also considers the types of housing municipalities are looking for and how a development can align with broader planning goals. Presenting the project in a way that clearly demonstrates its value to the city is a key part of the process, along with showing that the design has been thoughtfully resolved.

Development design should create housing that is functional, marketable, and well suited to the site while also responding to the surrounding neighbourhood. The goal is to create a thoughtful addition to the community that minimizes negative impacts as much as possible and shows a clear understanding of both municipal requirements and the realities of good design.

Garden Suites / Carriage Houses / Detached Accessory Unit

These projects refer to the construction of a separate, smaller building on your property that is legally a dwelling unit. Typically built in the back yard, these projects are very popular investments in today's market. Turning your unused backyard space into a rental unit is a great way to generate passive income.

A big part of a building designer is knowing how to deal with the authority having jurisdiction (the city). Some people don't want to, and that's fine. Representing you as an authorized agent to the city for the purpose of variances or building permits is always an option.

Stop Work Orders / Bylaw Infractions

Doing or having done work without a permit is not ideal, but it happens. When the city catches you and requires a building permit, you have a stop work order and/or bylaw infraction. Getting your project through the hoops so it's recognized by the AHJ can be a tricky process.
