Interior design plays an important role in the overall design of a home, particularly when it comes to how the spaces function, connect, and feel in everyday life. Our approach to interior design is tied directly to the architectural design of the house itself, with a focus on creating practical, comfortable, and well-planned living environments. This includes interior layout plans, space planning, room sizing, circulation, and the overall flow from one area to another.

We consider how the home will be used on a daily basis, helping ensure that spaces are proportioned appropriately, arranged logically, and designed to support the lifestyle of the people living there. This allows the interior of the home to feel cohesive with the exterior design and overall architectural vision.

It is important to note that our interior design service is not a full-service specialty interior design service. We do not provide services such as custom millwork design, detailed kitchen design, or finish material specifications and sourcing. Instead, we provide interior design as it relates to the complete design of the home.

Garden Suites / Carriage Houses / Detached Accessory Unit

These projects refer to the construction of a separate, smaller building on your property that is legally a dwelling unit. Typically built in the back yard, these projects are very popular investments in today's market. Turning your unused backyard space into a rental unit is a great way to generate passive income.

Basement / Secondary Suites

Turning a portion of your home into a legal dwelling unit, capable of being rented is one of the most popular forms of renovation. Typically in the lower level of a house or an unfinished basement, these projects add significant value to the home and generate passive income.

The new projects on the block. With the provincial mandate of increasing density, these projects allow up to four or sometimes six dwelling units on an existing single-family dwelling lot within two buildings. Each AHJ has done in a different way, but the end result is the same: density.

Energy Efficiency

With the introduction to the step code, all new buildings have been moving towards Net Zero. The big items to achieve this are thermal resistance, air tightness and mechanical systems/fixtures. Going even further than Net Zero, all the way to a passive home, is an option.

These refer to different types of drawings typically requested from the AHJ during development permits. They show how much land is taken up, it it looks from the street and how much shadow is generated from the new buildings during specific times of the year.

Building Permit Application / Board of Variance

A big part of a building designer is knowing how to deal with the authority having jurisdiction (the city). Some people don't want to, and that's fine. Representing you as an authorized agent to the city for the purpose of variances or building permits is always an option.

Stop Work Orders / Bylaw Infractions

Doing or having done work without a permit is not ideal, but it happens. When the city catches you and requires a building permit, you have a stop work order and/or bylaw infraction. Getting your project through the hoops so it's recognized by the AHJ can be a tricky process.
