The Design Process - New Custom Homes

1. Planning & Pre-Design

Initial Project Meeting -

To meet you, get an understanding of your thoughts and see if we'd be a good fit. We would discuss your ideas, exchange questions and samples, and get an overall idea of each other.

Coordination & Consultation -

We go over your thoughts, ideas and wishes in more detail, formulate the logistics and determine how to implement them into the design.

Zoning Analysis & Project Specifications -

To formualte the parameters we must work within and to go over each aspect of the house in more detail. We'd create a document laying out each item clearly so it's documented and ready to be put into the design.

Confirmation of Initial Specifications -

This gives you time to make changes to the specifics of the project before the majority design work is completed.

2. Schematic Design

Site Plan & Data -

To show how the house will sit on the lot with a detailed data table to show that we are meeting all the zoning regulations required.

Rough Coloured Exterior Concepts -

To show the basic shape and colour scheme without any details added. This gives a general representation of the house for your consideration before proceeding.

Detailed Floor Plans -

Showing the layout of the house in detail, complete with dimensions, room sizes, fixtures to-scale furniture and with space planning and flow taken care of.

3. Design Development

Continued Refinements & Changes -

Likely, the design won't be perfect at the beginning. This is where you get to 'red pen' the drawings and tailor them to exactly what you'd like.

Detailed Elevations & Perspectives -

The exteriors change from a rough concept to a highly detailed model with siding and trims figured out, railings, features, and everything that makes the house pop.

Interior Modelling -

The interior is the space you'll live in. Modelling it and showing it in 3D is how you will know the space is right for you. You'll digitally stand in the house and look around in every direction.

Exterior & Interior Renders -

Rendered still images of important areas of the house to show you exactly how the space will look and feel before we proceed to finalizing the drawings.

4. Construction Documents

Construction Drawings for Pricing, Other Professionals & Builders -

The drawings you have approved are now turned into finalized construction drawings, designed to convey to the builder and any other professional all the necessary information required to accurately construct your new home. Our construction drawings have been fine-tuned and refined to be builder-friendly and easy to read from years of listening to builder's requests and comments. We take pride in following up on each new home project, both during construction and after completion.

Building Permit Application Drawings -

Drawings meet all the checklist items for the building permit application process for the municipality/region the project is located in. The drawings become a legal document with the city and are kept on record forever.

3D Views -

Additions are best visualized with at least one 3D view. All drawings of this nature come with black and white 3D views to accompany the elevation drawings.

Elevation Drawings -

Elevations of all four sides dressed up with trims, siding and any features to show how the project will look in the end.

Coordination & Consultation -

We go over your thoughts, ideas and wishes in more detail, formulate the logistics and determine how to implement them into the design.

Zoning Analysis, OCP Review & Project Specifications -

To formulate a clear, well thought out plan based on existing parameters within the zoning regulations and OCP and/or determine what is needed outside those regulations to reach your goal.

Coordination with AHJ -

To begin the process of corresponding with the city to determine the best approach to reach your goal in a way that is supported by planning and, inevitably, council.

2. Rezoning / Development Permit Package

Site Massing Plan -

To show the proposed site in full detail with all proposed buildings, trees, open space, setbacks, road dedications, proposed roads, and all other required information.

Detailed Project Data Tables -

To show the detailed numbers and calculations of the development in a clean and organized way that leaves nothing undecided and how we are meeting the regulations of the requested zone.

Representative Layouts & 3D Views -

To show the first draft of the layouts of each building and their shapes, sizes and basic colour scheme.

Full Site Sections -

Basic building sections taken at key points across the site, showing natural grades, proposed grades, and building floor elevations. These drawings illustrate how each building will relate to the site.

3. Progression Through Rezoning Phase

Continued Coordination with AHJ -

A more in-depth coordination process with planning now that a rezoning application has been accepted and reviewed by various departments.

Incorporate Feedback from AHJ -

To make changes to the project based on planning department's feedback to ensure as much support as possible from them before proceeding to council.

Additional Drawings / Specifics -

Any and all additional drawings and specifics requested by any department for the purpose of the application.

Presentation Package for Public & Council -

A clear, digestible presentation package that helps the public and Council understand the proposal. This may include presentation-ready materials such as renderings, graphics, and animations of the proposed structures.
